Where it hides
Flat cement sheet was used for eave linings on most Perth homes built before the mid-1980s. It also turns up as external cladding, behind tiles in bathrooms and laundries, in sleep-out and extension ceilings, and as backing behind old splashbacks and meter boxes.
Renovations are the risky moment
These materials are usually harmless left alone. The risk starts when someone drills, cuts or demolishes them during a renovation. Have suspect sheeting tested and removed before the builder or other trades start work.
Indoor removal
Removing asbestos inside a home means sealing off the work area, keeping materials wet, and cleaning up thoroughly afterwards. Friable material, the crumbly kind, always needs a removalist with the higher class of licence.
Clearance
After indoor work, ask for a clearance inspection so you have it in writing that the area is safe before anyone moves back in or the renovation continues.
Common questions
Are all eaves in older homes asbestos?
Not all, but many Perth homes built before the mid-1980s have cement sheet eave linings. Testing a sample tells you for sure.
Can I renovate my bathroom first and deal with it later?
No. Find out what's behind the tiles before demolition starts. Breaking asbestos sheeting is exactly when fibres are released.
What about vinyl floor tiles?
Some older vinyl tiles and sheet vinyl backing contain asbestos. Mention them when you ask for a quote so they can be assessed too.
